Half of Nailers Yard's office space is under offer, the council says, five months after its planned finish. Builders also found a hole under George Street.
Half of the office space at Nailers Yard, the council’s new development on the former Market Hall site, is now under offer. Bromsgrove District Council gave the update on 1 October. It said its letting agents expect two of the three remaining suites to be let by Christmas.
The same update revealed that builders had found a hole beneath George Street. The council says early investigations link it to a disused culvert.
What the council said
The council’s statement makes three points:
- Half of the office space is under offer. The council did not say how many suites that is, or name the businesses, citing “commercial sensitivities”.
- Two of the three remaining suites are “on target to be leased by Christmas”, according to the agents.
- The hole under George Street is being investigated with the contractor, engineers and highways officers, to agree “a safe, permanent solution”.
Council leader Karen May said businesses committing before the building is finished showed “a confidence in the development”. On the hole, she said: “Bromsgrove is steeped in history, and we have unearthed a piece of it!”
The statement does not say when the hole was found, how big it is, or whether George Street will need to close while it is repaired.
Running late
The update describes the lettings as happening “before project completion”. That means Nailers Yard is still not finished.
In February, the council said the project was “scheduled for completion in May 2026”. Its original project page had estimated buildings could be available in 2025. The 1 October update gives no new completion date.
What is being built
The scheme is on the former Market Hall site, which the council says had stood empty since 2020. It has two buildings:
- a commercial building, with office space on the upper floors and room for a food and drink business on the ground floor
- The Pavilion, a community building with an open-plan ground floor for markets, exhibitions and events, and a base for community and youth groups
Part of the Spadesbourne Brook is also being opened up as part of the new public space around them.
The council won £14.5 million of Levelling Up funding for the project. In January it won a further £2,425,000 from the Enterprise Zone Regeneration Investment Fund, which it said would pay for “essential activity required to complete the project”.
What it means for you
- Nothing changes yet for visitors. The site is still behind hoarding and the council has not given an opening date.
- If you drive through George Street, watch for any temporary closure while the hole is repaired. We will add it to our Bromsgrove roadworks page if one is announced.
